If it is damp, leaning or due a rebuild, removing it can cost less than repairing it, and it takes away a common source of leaks. The usual approach is to take the stack down below the roof line, cap and vent the flue, and roof over the opening.

Before we start, we check whether the chimney is shared with a neighbour, as it is on many terraces and semis, because that can require a party wall agreement. We also check that the breast below is supported if it has been removed inside, and whether planning or conservation rules apply. Once the stack is down, the roof is battened, membraned and finished in tiles or slates matched to the rest of the slope.

Common questions about chimney removal

Do I need permission to remove a chimney?

Outside conservation areas and listed buildings, removing a stack often does not need planning permission, but check with your council. Removing a chimney breast inside affects the structure and needs building control approval.

What if the chimney is shared with my neighbour?

A shared stack usually falls under the Party Wall Act, so your neighbour must be notified and agree, or a party wall surveyor appointed. We do not remove a shared stack until that is settled.

Can I remove the stack but keep the fireplace?

Removing the stack means the flue can no longer be used for a fire. If you want to keep a working fireplace, the stack needs repairing instead.

Will the roof look patched afterwards?

We match the tiles or slates as closely as possible, often reusing those removed from around the stack. On older roofs there may be a slight colour difference at first, which tones down as the new pieces weather.
