Spray foam insulation was sold to many homeowners as a quick way to insulate a loft or hold a tired roof together. The problem is what it can do to the roof over time. Foam bonds directly to the rafters, battens and the underside of tiles or slates, and can stop the timber breathing. Moisture from the house or from small leaks can then be held against the wood, where it can lead to decay that nobody can see.

That hidden risk is why many mortgage lenders and surveyors are cautious about spray foam. In some cases a property has been down-valued, a mortgage application declined or a sale delayed once foam appears in a survey, because the condition of the timbers cannot be confirmed. Lender policies vary and change, so it is worth checking with your own lender or broker, but removing the foam is often the step that lets a surveyor inspect the roof.

We remove the foam by hand with suitable cutting and scraping tools, working carefully around the rafters, battens and the back of the tiles or slates so no new damage is caused. Once the timbers are clear, we photograph them and report on what we find, including any rot, damp or failed fixings. The loft is bagged out and cleaned, and if the roof needs repairs or a re-roof afterwards, that is quoted as a separate item.

Common questions about spray foam removal

Why is spray foam a problem for mortgages?

Lenders and surveyors need to know the roof timbers are sound. When foam covers them, their condition cannot be checked, and some types of foam can hold moisture against the wood. As a result, some lenders are reluctant to lend on a property with spray foam until it has been removed and the roof inspected.

Can the foam be removed without damaging my roof?

In most cases, yes. We work by hand and take the foam off in sections, keeping clear of the covering's fixings. Where foam has been used to hold slipped tiles or slates in place, some may need refixing from outside afterwards, and we tell you about this at the survey.

Will I get evidence that it has been removed?

Yes. You receive photos of the exposed timbers and a written summary of the work and what we found. This is useful to share with a surveyor, lender or buyer, who may still want their own inspection.

What should replace the spray foam?

If the loft needs insulating, the usual approach is insulation at ceiling level with the roof space ventilated, or a breathable system between the rafters if the loft is used. We explain the options and make sure any new insulation does not repeat the original problem.
