EPDM, short for ethylene propylene diene monomer, is a rubber membrane supplied in large sheets. On a typical extension or dormer it can be laid as one continuous piece, which removes the seams where many flat roofs eventually leak. It is bonded cold with adhesive, so no flame is needed, which makes it a good fit next to timber cladding or under windows.

Rubber stays flexible through frost and summer heat, so it copes well with the temperature swings that crack less elastic coverings. It needs a smooth, clean surface to bond to, so we usually fit new OSB or plywood boards first. Edges are finished with purpose-made trims, and corners and outlets are formed with matching pre-formed pieces rather than improvised patches.

Common questions about rubber roofs

Does EPDM have seams?

On most domestic roofs, no. The membrane comes in large sheets, so an extension or dormer can usually be covered in one piece. Larger roofs may need a joint, which is made with dedicated seam tape.

Can a rubber roof be repaired if it is damaged?

Yes. Punctures can be patched with EPDM and primer, and the repair is usually straightforward. Keeping sharp debris and ladders off the membrane reduces the chance of damage.

Is a rubber roof suitable for a balcony?

EPDM on its own is not designed for regular foot traffic. For a balcony or terrace it needs a protective walking surface on top, or a different system may suit better. We advise on the safe option for your roof.

What does an EPDM roof look like?

It has a matt black finish that most people find neat, especially from ground level where flat roofs are rarely seen. If the roof is overlooked by windows above, we can discuss GRP, which comes in other colours.
