Slate Roofs

Slate Roofs from Oakcrest Roofing

Many older houses in the North West were built with natural slate, and the slates themselves can outlast several sets of nails. The usual failure is nail sickness: the fixings corrode, slates slide out, and metal tingles start appearing across the roof. Once that is widespread, stripping and re-slating is more economical than chasing individual slipped slates every winter.

Natural slate is split from quarried stone, so it keeps its colour and texture and suits period terraces and stone cottages. Man-made fibre cement slate is lighter, more uniform and lower in cost, and suits newer houses and extensions. We explain the differences honestly, including how each tends to weather over time, so you make the choice with the facts in front of you.

On a re-slate we sort the existing slates as they come off. Sound ones can be relaid, often on the front slope, with new slate making up the shortfall. Each slate is nailed or hooked according to the specification, using copper nails or stainless hooks that resist the wet climate far better than the iron nails found on many original roofs.

The process

How we carry out slate roofs

From the first look at the roof to the final clear-up, this is how the job runs.

  1. 1

    Step 1 of 4

    Assess the slates

We check how many slates are sound, what is causing them to slip and whether the roof needs re-slating or a targeted repair.

  2. 2

    Step 2 of 4

    Strip and sort

Slates are removed by hand, graded and stacked, with damaged ones discarded and sound ones kept for reuse.

  3. 3

    Step 3 of 4

    Prepare the deck

Timbers are checked, membrane fitted and battens fixed at the gauge the slate size requires.

  4. 4

    Step 4 of 4

    Slate and detail

Slates are laid in courses with staggered joints, fixed with nails or hooks, and finished at ridges, verges and chimneys.

Tidy sites, waste removed

Your garden, drive and windows are protected while we work, and every old tile, batten and offcut leaves with us at the end of the job.

Pricing

What affects the cost of slate roofs

The price of a slate roof is shaped by:

  • Natural or man-made slate, and the slate size
  • How many original slates can be reused
  • Nail or hook fixing, and how exposed the roof is
  • Chimneys, dormers and abutments that need new detailing

Drone roof surveys

Our drone roof survey and aerial inspection service provides an instant, efficient and safe way to assess the condition of your roof. Using HD drones, we capture detailed images and videos of hard-to-reach areas, identifying potential issues like leaks, cracks, and structural damage.

This non-invasive method reduces risks and disruption and results in accurate data without the need for roof ladders or expensive scaffolding. Ideal for residential, commercial or industrial properties, this service ensures thorough, cost-effective inspections every time.

We advise that you get your roof professionally surveyed every 2-3 years to keep up with any potential damage and early signs of wear and tear. If we catch minor repairs early, they will not become a more serious problem in the future.

FAQs

Common questions about slate roofs

What is nail sickness?

It is the term for slate nails that have rusted through, so the slates lose their hold and slide out of position. It is common on older roofs fixed with iron nails. A few slipped slates can be refixed, but widespread nail sickness means the roof needs re-slating.

Can my original slates be reused?

Often a good proportion can. We sort them as they come off and keep the sound ones, which helps retain the original look. Any shortfall is made up with new or reclaimed slate of a similar size and colour.

Is man-made slate a false economy?

Not necessarily. Fibre cement slate is lighter and cheaper, and many products carry a manufacturer guarantee. It does not weather in quite the same way as natural slate, so on period houses natural slate is usually the better visual fit.

Why are there metal strips holding some of my slates?

Those are tingles, used to hold a slate in place after its nail has failed. They are a sensible short-term repair, but lots of tingles across a roof is a sign the fixings are giving out generally.
